​Guide to Renewing or Ending Your Lease

Whether you're planning to renew your Lease or preparing to move out, we're here to help make the process clear, organized, and stress-free.

This guide explains your options, important timelines, and what to expect every step of the way.

1. Lease Lingo

Before we get started, here are two important dates you'll see throughout this guide. They may sound similar, but they mean very different things.

​

  • Lease End Date - The date your Lease—and your financial responsibility for the Apartment—ends. You remain responsible for Rent and other applicable Lease charges through this date, even if you move out earlier.

  • Move-Out Date - The date you choose to physically move out of your Apartment. Your Move-Out Date may be earlier than your Lease End Date, but moving out early does not change your Lease End Date or end your financial responsibility under the Lease.


Example:

Your Lease End Date is June 30, but you decide to move out and return your keys on June 15. June 15 is your Move-Out Date, but you remain financially responsible for the Apartment through June 30, your Lease End Date.

2. Understanding Your Lease Timeline

Your Lease has a specific expiration date. Before your Lease ends, you generally have three options:

  • Renew your Lease

  • Submit a Notice to Vacate and move out

  • Allow your Lease to convert to a Month-to-Month tenancy

Your Lease requires at least 60 days’ written notice if you plan to leave your apartment once your Lease ends.

3. Your Lease Renewal Options

Renewal offers are generally sent about 90 days before your Lease end date.  Offers remain open for 21 days unless otherwise stated.

Renewal offers may include:

​

  • new Lease term options,

  • updated rental rates,

  • and any applicable changes to your Lease.

 

If you wish to renew:

  1. Review your renewal offer carefully.

  2. Accept the renewal before the expiration date listed in the offer.

  3. Complete any required documents or online steps through the Resident Portal or Resident Dashboard.

4. The Timing of Your Notice to Vacate Matters

Your Lease requires 60 days' written notice if you plan to move out when your Lease Ends.

​

  • If you submit your Notice to Vacate 60 days or more before your Lease ends, the last date of your residency will be the  Lease End Date.

  • However, If you submit your Notice less than 60 days before your Lease ends, the last date of your residency will be will be adjusted for that additional time to complete the full 60-day notice period and that will become the Lease End Date.

During that additional time, you'll continue to pay rent and any other applicable Lease charges.

​​​

Example: If your Lease ends on April 30 and you submit your Notice to Vacate on March 21, the lease end date will now become May 19 so the full 60-day notice requirement is met.

5. How to Submit a Notice-To-Vacate?

If you decide not to renew your Lease, you must submit a written Notice to Vacate (NTV) at least 60 days before your Lease end date.

You may submit your Notice to Vacate by:

Verbal notices cannot be accepted.

​

6. What Happens When Your Lease Renewal Offer Expires and We Don't Hear From You?

If we don't hear from you within 21 days of sending your Lease renewal offer, the renewal offer will expire.

 

However, we still need to hear from you. If your plans are to leave at the end of your Lease, you must provide at least 60 days' written Notice to Vacate before your Lease End Date.

 

If we do not receive either your accepted Lease Renewal or your written Notice to Vacate before your current Lease ends, your Lease will automatically convert to a Month-to-Month Tenancy at the end of your current Lease Term.

Month-to-Month tenancy includes:

  • Your then-current rental rate

  • A $300 monthly Month-to-Month fee

  • Modified Lease terms

7. Early Lease Termination Options

If you need to end your residency before your Lease end date due to a change in circumstances—such as a job relocation, job loss, change in household or living situation, purchasing a home, or other personal reasons—you may request an Early Termination by providing at least 60 days' written notice.

​

Your Lease provides two Early Termination options:

  • Option A – Pay the applicable Relet Fee and satisfy the remaining Lease requirements.

  • Option B – Continue paying Rent through the end of the Lease Term.

​

Please refer to your Lease Agreement for complete details, financial obligations, and the requirements of each Early Termination option.

8. After Your Notice-To-Vacate Is Received by Center Square Apartments

Once your Notice to Vacate is received and confirmed, Management will begin guiding you through the move-out process.

 

After your Notice to Vacate has been received and confirmed, you'll begin receiving automated reminders at:

  • 60 days before your Lease End Date,

  • 30 days before your Lease End Date,

  • and 48 hours before your Lease End Date.

​​

These reminders will include:

  • move-out preparation information,

  • cleaning expectations,

  • utility reminders,

  • key and access device return instructions,

  • parking or bicycle removal reminders,

  • and other helpful move-out guidance.
